We are seeking a Senior Quantity Surveyor with a proven track record in residential and commercial developments to join our team in Dublin. This is a high-impact role for a commercially astute professional who thrives on ownership, collaboration, and delivering results.

You will work closely with the Contracts Manager, Project Manager, and wider construction team to ensure successful project delivery, while maximising commercial returns and managing risk.

About the Role

As Senior Quantity Surveyor, you will take full commercial responsibility for your project, integrating strategy, influencing stakeholders, and ensuring contractual and financial control from tender to final account. You’ll play a key role in shaping project outcomes, protecting commercial interests, and mentoring junior team members.

Responsibilities:

Key Responsibilities
  • Develop and implement the commercial strategy in collaboration with the Managing Quantity Surveyor.
  • Lead all commercial and contractual aspects of the project, representing the company with confidence and professionalism.
  • Prepare tenders, evaluate subcontractor proposals, and manage orders through to final account completion.
  • Produce and present accurate forecasts, cost-value reconciliations, and financial reports.
  • Manage valuations, certificates, invoicing, and payments in line with project progress.
  • Oversee variation management with appropriate documentation and agreement processes.
  • Maintain and regularly update projected final accounts, ensuring timely submission and agreement.
  • Contribute to value engineering and design development initiatives.
  • Ensure robust site records, document control, and compliance with insurance and warranty requirements.
  • Monitor and manage project risks and opportunities, updating risk registers and forecasts accordingly.
  • Support dispute resolution and adjudication processes where necessary.

Experience:

What You’ll Bring
  • 5+ years’ experience as a Senior Quantity Surveyor in residential and commercial construction.
  • Strong commercial awareness and strategic thinking.
  • Excellent communication and negotiation skills, both written and verbal.
  • Ability to manage people and situations with sensitivity and commercial insight.
  • Experience mentoring and leading others.
  • Effective time management and organisational skills.
  • A pragmatic and assertive approach to stakeholder engagement.

  • Commercial and legal appreciation
  • Leadership and delegation skills
  • Behavioural-Based Safety (BBS) awareness
  • CPD in legislation and industry trends
  • CVR and dispute resolution knowledge
  • Strong presentation and communication capabilities
