Job Purpose
Lead site safety and statutory compliance for ongoing refurbishment and maintenance projects across Varlo Estate Management’s residential and commercial property portfolio in the Limerick area.
Key Duties:Develop and implement Construction‑Stage Safety Plans (CSSPs) for window‑replacement, fire‑door, plumbing, electrical and fit‑out projects.
Conduct weekly site inspections, risk assessments and method‑statement (RAMS) reviews.
Deliver toolbox talks and subcontractor safety inductions (Safe Pass, manual‑handling, PPE checks).
Liaise with HSA inspectors and ensure full compliance with the Safety, Health & Welfare at Work (Construction) Regulations 2013.
Maintain statutory registers: incident logs, Safe‑Pass roster, fire‑equipment checks, BCAR paperwork.
Coordinate corrective actions and stop unsafe work when necessary; report weekly safety KPIs to the Director.
Support continuous‑improvement initiatives—energy efficiency, waste‑segregation, contractor performance reviews.
Key Requirements: Minimum 2 years’ experience in construction/site safety, property refurbishment or building‑maintenance supervision.
Valid SOLAS Safe Pass card.
Working knowledge of Irish Construction Regulations 2013 and BCAR documentation.
Ability to produce clear safety reports and deliver toolbox talks.
Trade background (carpentry, electrical, plumbing) and IOSH/CIF Site Supervisor Safety certificate desirable.
Full Irish/EU driving licence preferred
Terms:Salary: €39,000 gross per annum, based on 39 hours per week (Mon–Fri, occasional Saturdays; overtime paid at pro‑rata rate).
Location: Limerick city and surrounding county (travel to sites as required).
20 days annual leave plus statutory bank holidays; employer‑funded CPD.
