Serviced Accommodation Operations Manager

Location: Dublin City Centre & hybrid (work from home + on‑site visits)
Work style: Flexible hours & locations
Compensation: €35,000–€45,000 base + generous performance bonus

We manage premium serviced apartments in central Dublin across major platforms (e.g., Airbnb), aiming for consistent 4.9+/5 guest experiences.

What you’ll do:
  • Lead day‑to‑day guest operations: fast, high‑quality messaging; smooth check‑in/out; uphold house rules and neighbour peace. Target: ≤30 min initial response (in shift), 4.9+/5 ratings.
  • Coordinate housekeeping; perform cleaning & laundry when required; keep staples stocked (coffee/tea/sugar/oil/salt/pepper) and amenities on schedule.
  • Triage maintenance (locks/hot water/appliances); dispatch vetted contractors; track work orders with photo/receipt evidence.
  • Protect reputation: file timely damage claims; challenge unreasonable reviews with facts.
  • Keep calendars accurate; manage pricing/min‑stays/stop‑sells; monitor conversion and cancellations.
  • Report weekly/monthly on SLA, readiness photo checks, occupancy/RevPAR, incidents/claims, and costs.
What you’ll bring:
  • Fluent English.
  • Bachelor’s degree or equivalent.
  • 2+ years in guest‑facing ops/hospitality/STR or similarly demanding services.
  • Integrity and passion; calm under pressure; practical problem‑solver; able to attend city‑centre sites at short notice (when scheduled).
  • Comfortable with PMS/channel managers, checklists, and photo documentation.
  • Full driving licence.
Nice to have:
  • A car. • Mandarin.
  • Airbnb Superhost (or similar track record).
  • Degree in Hotel Management/Customer Relations or related field.

Probation:

  • Pay: fixed % of Net Operational Income (NOI) for the assigned unit. After probation: base + bonus + potential visa sponsorship.
  • Standards: ≤30 min response (in shift), 4.9+/5 ratings (Airbnb or equivalent), on‑time claims, readiness photo checks, accurate records.
